Citizens have brought forward several concerns regarding Ms. Zappendorf (aka Hsiao ni Zappendorf), one of which is an incident which occurred in 2017 when Zappendorf was a member of the Dawsonville Downtown Development Authority.
The incident, as reported at the time by the Dawson County News and Dawson.FetchYourNews, centers around a series of interactions between Zappendorf and a Dawsonville resident, Carita Parks. Both articles are linked at the bottom of this story.
"One Dawsonville Downtown Development Authority member is the subject of an ethics complaint that was delivered to the city manager at the end of April.
The letter accuses DDA member Seanie Zappendorf of misrepresenting herself as an employee of the city and as well as making statements that the complainant says "implied a warning."
The letter details an incident that the writer, Carita Parks of Rainbow Lake Drive in Dawsonville, wrote occurred between her and Zappendorf on April 15 and 18."
Dawson County News further reported:
"Mrs. Zappendorf's statements were spoken in a way that implied a warning to me," Parks wrote.
Zappendorf did not dispute the timeline of events."
Jeremy Porter is owner of Atlanta Motorsports Park (AMP.) Dawson.FetchYourNews reported that after learning of the incident Porter contacted the City of Dawsonville.
Dawson.FetchYourNews reported:
"An email obtained from city officials confirms that Porter wrote City Councilwoman Angie Smith on May 2 stating:
“I wanted to bring an issue to your attention that affects both AMP and the City of Dawsonville in the hope that we can work together to find a resolution.
“Please find attached a copy of a letter that was sent to Bob Boltz (sic) by Carita Parks who is a nearby resident of the AMP track. In her letter, Mrs. Parks describes the actions of one of our tenants, Seanie Zappendorf, who appears to have interfered in both City of Dawsonville and AMP business while making false claims to be acting in an official capacity for both parties. (Giving Mrs. Parks a card with city of Dawsonville on it, when in reality it is the DDA / Stating she is an investor in AMP). I am not certain her actions were malicious, however I believe it does require action on our part.
“Mrs. Zappendorf is not an AMP investor, nor has she been given permission to act on our behalf in any way under any circumstances....
“...My suggestion is to ask that Mrs. Zappendorf step down from the DDA. However, I would welcome your feedback on how to directly address this resident’s complaint and Mrs. Zappendorf’s actions.
“I would also be interested to discuss ways in which we can work together to ensure that this does not happen again.”
A review of Zappendorf's LinkedIn profile does show that she lists herself as a former member of the Dawsonville Downtown Development Authority.
